Tenants:
should avoid Unlawful Detainers if at all possible, because they can make
it difficult to obtain future leases from other landlords, and often lead to homelessness.
The best way to avoid Unlawful Detainers is to stay within the rules of the lease
in terms of noise, number of occupants, and timely payment of the rent. If a landlord
has not made repairs that were promised, withholding rent is not a good option,
because it can lead to an Unlawful Detainer. There are other legal remedies available
to tenants, rather than withholding rent payments. Tenants should be aware that
a landlord does not need a reason to ask you to leave, as long as proper notice
is given. Landlords: can
use Unlawful Detainers to evict those in serious violation of the terms of the
